Investment Approach

Saturn Venus seeks investment opportunities in markets that have suffered an economic and/or banking crisis, resulting in a dislocation in asset pricing and value opportunities. Specifically, Saturn Venus seeks to capitalize on market conditions in which:

• equity and debt investments in value-oriented assets, including corporate, commercial, and single family residential real estate and consumer debt.

• other real estate and real estate-related assets.

• control investments in financially oriented and other operating companies; and Saturn Venus’s investment approach focuses on leveraging long standing relationships with counterparties to source opportunities, a comprehensive bottom-up asset-based underwriting approach, a streamlined approval process, a focused asset management strategy and the continual evaluation of exit strategies.

Our Strategies

Since we started investing in real estate in 2017, the growth of our business across both products and geographies has expanded our ability to provide practical and diverse solutions to our limited partners. We have invested successfully through all market cycles and across the entire risk spectrum.

Hybrid Trust
An equity REIT is one in which the company buys and owns real estate. In many cases, the REIT company acts as the landlord-collecting rent and providing necessary upkeep. Collected rent is then reinvested and distributed to shareholders.
Equity Trust
A hybrid REIT is, as the name suggests, a combination of the other two types of REITs. In a hybrid, the REIT company features both the properties it owns and the mortgages it buys in its portfolio.
MortgageTrust
A mortgage REIT has the potential to be a high yield REIT. In a mortgage REIT, the company buys mortgages from other lenders rather than owning property. The REIT collects monthly payments and profits from the interest. Mortgage REITs are usually seen as riskier than equity REITs, but they can also be REITs with the highest dividends.
